Questions we hear a lot

How long does a renovation purchase loan take to close?
Typically 45–60 days nationally — some close in as few as 21 days depending on the program and scope.
Can I use one for a second home, investment property, or an ADU?
Yes. Many programs allow second homes and investment properties, and can finance a freestanding or attached ADU — even a pool, depending on the program.
What if the home is a cash-only listing or fails minimum property requirements?
That’s often exactly what renovation financing is for — the appraisal is based on the home’s value and condition after the work is done.
Is there a maximum renovation amount?
Conventional, FHA 203(k), and USDA renovation loans have no set maximum (standard lending limits still apply); VA renovation loans cap renovation costs at $50,000.
When can work start, and when must it be finished?
Construction must begin within 30 days of closing and be completed within 12 months.
Do I move in before or after the renovation is done?
It depends on the scope — many buyers move in right after closing and live through lighter work, while larger projects may need to finish first.
